This house is in a genuinely superb location, very close to transport links and all amenities of the town but situated in a quiet residential road away from busy traffic. If you prefer to live in a 'proper' house, with your own front door, to make a home of your own; 3 Refinery Street may well be the ideal choice.
Bills are Included in your rent plus there are no legal/admin/hidden/additional fees whatsoever - I am an experienced local landlord and on hand to respond quickly and helpfully if required.

For next academic year the rental for 42 weeks occupation including your bills (electricity, gas, water/sewerage and super fast broadband) if shared equally equates to £105 per person, per week. Earlier occupation during the summer holiday period may be possible by agreement. As full-time students you will be exempt from council tax but may need to confirm your status to the authority if asked to do so. You and your guarantor will be clear regarding total cost before anyone is asked to commit to anything.
£300 per person fully refundable deposit is payable on signing the contract. I then forward that money to be held by an appropriate third party, usually the Deposit Protection Service (DPS).
The tenants will take occupation of a clean, tidy and functional house. It is my responsibility to do what I can to make your stay a safe, pleasant and happy one. If there should be any issue requiring attention it will be addressed quickly and helpfully. Please do speak to existing tenants and they can help inform your decision as may references from former tenants.
Each tenant must have a guarantor who is willing to cover the liabilities of 'their tenant' (not all the tenants as can happen) they too will be sent a copy of the contract before anyone signs anything, I do not pressurise people into signing up until they have had time to consider options and are happy to proceed. All arrangements to be fair and transparent, any questions or concerns will be addressed promptly and helpfully. Your personal property may be stored at the house over the summer by prior arrangement if that is convenient for existing tenants and helpful to you. My insurance covers the building but not your personal belongings. You must provide your own linen/bedding/towels/cutlery but otherwise the house is well equipped and ready to go. It will be thoroughly cleaned before you move in and all safety checks in place.
All rooms are shown in the photographs provided but far better to visit and view. Some features may have changed as I constantly upgrade this property. Most recent upgrades include; oak fire doors which are a safety feature but also reduce sound transmission between rooms. New carpets recently fitted to bedrooms and new ceramic hob cooker with fan oven and grill (plus air frying function apparently) as of December 2025.
